The site was challenging, set back behind a number of difficult neighbours with limited permeability through to High Road Leyton and surrounding streets. The location of the site means it is well connected in a local town centre with good transport links. There are difficult boundary conditions demanding a scheme to address fronts and backs.
The site is made up of three components with the first being the flatted development (blocks A&B); the second is the 806 High Road former cinema frontage (block C) and the third is an infill house along William Street. The proposal is a mixed-use scheme delivering 84 homes including some commercial space along High Road Leyton, offering 50% affordable homes. A key aim of the proposed development is to bring back to life the dilapidated cinema frontage and restoring the street scene of High Road Leyton.
